Okay, so we were told that there's a pretty good chance that the 3rd and 4th floors will close on Dec 28th. We've already gotten our written 30 days notice to this effect. BUT, they are still waiting for the TCO to come through from the city. Just did our 1st walk through/orientation and the contractor told me that they are wrapping up the final inspections this week. And if all goes well the expediter will try and put pressure on the city to give the certificate before the holidays kick in. If this doesn't happen, then we're probably looking at the beginning of January to close.

Thanks for sharing this info. We are 6th floor, and were told Feb 15th. We have not been permitted inside to take measurements. Look forward to hearing more about the walk thru. Details please!

Hello, any news when 2nd floor will close (I was told after 3rd & 4th, but before 6th)? I haven't received a notice yet and I am curious what that notice says... Also is anyone dealing with TBI? Thanks for this blog idea ;)

The building is moving painfully slow. Let's just hope it's because they are doing a quality job. There is some info about the building on this government site:

I think we should get all of the buyers together to hire an engineer to do a NON TOLL building inspection.

Update: My lawyer will be letting us know either this evening after 5pm or the morning of the 26th if our closing will indeed take place next Friday the 28th, and if the building has the temporary certificate of occupancy yet for the 3rd and 4th floors. I'm not sure if the 5th and 2nd floors are also included in this TCO, but if you haven't received written notice of your closing date yet, then maybe not. Those floors will probably follow very close behind. The contractor seemed pretty confident that all the floors will be completed in a matter of weeks. So if you have a first or 6th floor unit, cheer up, and keep fingers crossed.

The contractor seemed pretty cool and took me through a very thorough inspection of our apt. for the punch list and orientation procedure. I came away feeling really good and confident that all the little flaws that we found will be corrected. ANd these were pretty minor imperfections that they (the "punch list" guy was also there to tag things) were all to happy to mark off as I pointed things out. They even went through the apt ahead of time to find some flaws themselves, which I might have missed. This was nothing like the bad stories I've read about from Mill building buyers who mostly complained about shoddy workmanship on the finishes, and non-responsive reps for the developer.

After the repairs are done they have a cleaning crew come in and go over the place. Then, on the day of closing you have your second walk through where you inspect the repairs and looks for any additional flaws that might be more apparent in a cleaned apt (like the floors). Then you have an additional 4 month and a follow up 12 month construction warranty. Not bad, I thought. Say what you want about Toll Brothers being "cookie cutter" and all, but they really seem to have it together in my opinion. And from what my lawyer says, there are always delays in construction of new condos. He's had some delayed for 2 years!

My major complaint with how TB has handled the closing is all this last minute notice as to whether the (written notice) date is for real or not. They in fact do not really give you 30 days notice but rather 30 days maybe notice. A lot of good that does when you're trying to organize movers, bank checks, etc.

Good to know that TB is doing a thorough inspection & punch list of items to correct.

would love to hear any comments as to the craftmanship as people go through their walkthroughs - as a Feb/Mar move in candidate, we're interested in any issues, info, updates.

Also, think if we all call TB asking for plasma/lcd's as a concession for the delay, we could get lucky?

Question? Is the park in front called North8 or is East River Park? The picture on the blog created a doubt on my mind, and since I am too far to go and check it, I thought I would ask first...

East River Park is correct. Just exercising my creative license. Did you have questions about TBI?

East River State Park (aka the Brooklyn Eastern District Terminal Park). East River Park is on LES.

I don't have a specific question on TBI, other if anyone cares to say if they have had a good experience if any?

we're hoping to close on floor 5 by jan. 15th. but received no notice. does anyone know if services such as the garage, doorman, will be ready by closings?

We were told that notices go out 30 days prior to your closing. So you won't be closing on Jan 15th.

TBI is very competitive on rates and work to make the transaction streamlined.

Last week the lobby had wall board, no floors and a temp ceiling. The building is locked down. The front doors are temporary. Lot's of supplies are stored in the apartments. Don't know about the garage.

I hear you and posted on your blog, but hope all owners do find us and weigh in. I think the reason that more owners haven't complained is that they may be out of towner's, or speculators.

I would like to keep this blog on the positive side so I appreciate that you started the other site. Let's keep the information going. Would love to hear more from Scrappy. Scrappy phone home!

I think it's possible the DOB website isn't updated as the the TCO's are issued, this being NYC and all.

I see what you mean. Interesting. It's a bit ambiguous, since the "Recorded Sales" column is blank, but perhaps ambiguity is the point.

Seems strange of TB/Hastead to claim closings have taken place while the DOB site is showing no TCO with 40 requirements open and 3 objections still outstanding. DOB says an inspection was scheduled to take place on Friday, 12/28. No bank would allow a borrower to close without a TCO in place, correct? Nothing listed in Acris yet either.

I read somewhere else on a blog that it can take 5 weeks for the paperwork to get processed. Anyone know the general timeline? That could put the first closings at around 2/15.

I am moving into an apartment on the 4th floor. I also work at UBS in wealth management, and through doing my own loan I can say we are very competitive on rates. I have priced these rates against TBI, and mortgage brokers.

Scrappy, Thanks for the information.
I was told that my unit on 6th floor will close March possibly April.(instead of 2/15 which was projection when I purchased) I can live with that. What I can't live with is the lack of communication, and I want to get in and take measurements or get a solid blueprint so I can plan for the move. I am interested in getting more neighbors together via e-mail group.
